1. Personal and identity documents

  • Completed bank home loan application form (Nook prepares this for you).
  • Two valid government-issued IDs each, for the applicant and co-borrower.
  • Tax Identification Number (TIN).
  • Recent passport-size photos.
  • Marriage certificate (if married) or birth certificate where required.
  • Proof of billing or proof of current address.

2. Income documents — if you're employed

  • Certificate of Employment stating your position, length of service and salary.
  • Your latest one to three months of payslips.
  • Your latest BIR Form 2316 or Income Tax Return.
  • Bank statements for the last few months (some lenders ask for this).

3. Income documents — if you're self-employed or a business owner

  • Audited financial statements for the last two to three years.
  • Your latest Income Tax Return (ITR).
  • DTI registration (sole proprietor) or SEC registration and Articles of Incorporation (corporation).
  • Business or mayor's permit.
  • Bank statements showing your business cash flow.

4. Income documents — if you're an OFW

  • Valid passport and, where applicable, your work visa.
  • Employment contract or Certificate of Employment from your overseas employer.
  • Payslips or proof of remittances to the Philippines.
  • A Special Power of Attorney (SPA) appointing a representative in the Philippines to sign on your behalf.

5. Property documents

  • Transfer Certificate of Title (TCT) or Condominium Certificate of Title (CCT).
  • Latest tax declaration and real-property tax (amilyar) receipts.
  • Contract to Sell or Reservation Agreement from the developer or seller.
  • Vicinity map or location plan of the property.
